Key Sustainable Design Features
The scheme includes many features to improve the sustainability of the scheme once built. The residential element of the scheme will be built to achieve Code 4 and Code 5 compliance under the Code for Sustainable Homes. The Health Centre also achieves a highly sustainable performance rating achieving BREEAM Excellent. Some key features are:
- A key feature to achieve high environmental standards is the inclusion of an energy centre which incorporates a combined Biomass Boiler which will provide both Heat and Power to the whole scheme.

- The building includes high levels of eco friendly insulation. (with a global warming potential of less than 5). A minimum of 40% U value (rate of heat loss) improvement is required.
- A Water Harvesting System collecting rainwater that feeds the toilets and helps address surface water issues as water is collected before surplus is discharged into the surface water drainage network.

- There is a leak detection system that detects any water leakage within the building.
- Water efficient sanitaryware, including low flush toilets, waterless urinals, passive infra red detection on taps and shut off valves to wc’s not in use

- Environmentally Sustainable sourced timber.
- Improved cycling facilities.
